    <description>The use of the correct barrier Standard when undertaking an Assessment of the pool safety barrier is critical. For Pools or Spas  built prior to May 2010 the philosophy in dealing with an adjoining property where fence rails or other climbable objects existed was to ensure protection of a 1200 mm clear space     
  ( Non climb zone) measured in an arc outwards on the adjoining property side of the boundary fence.
With the adoption of the 2007 Standard AS1926.1 - 2007 in May 2010 the philosophy changed by introducing the requirement to provide protection on the pool side of the boundary fence for 900 mm measured in an arc out and downwards from the top of the boundary fence.</description>

           There is a growing trend of people using the title of Building Inspector whilst not actually being licensed and or qualified to carry out Building Inspections in particular in the area of pre- purchase property inspections.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The Victorian Building Authority maintains the register of licenced Building Inspectors. Such registration takes years of study to attain and primarily are involved with new construction projects from the ground up. Structural assessment is a critical component of the role as a Building Inspector yet there are those out there advertising themselves as Building Inspectors.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This comes about through the Standard sale of contract which states that a registered Building Practitioner is able to carry out a structural assessment of a property. Many consumers are not aware that a registered building practitioner can be any of he following categories.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Building Surveyor    (BS)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Building Inspector   ( INL  or INU) -
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;

            So next time you engage the services of a Building Inspector make sure he or she is registered as a Building Inspector                         IN -L  or IN-U

      <title>Maintenance of your Pool Safety Barrier</title>

           The fact that an Owner has obtained a Certificate of Compliance in relation to their pool or spa safety barrier is only one step in the process to ensure that the barrier remains compliant
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The Building Regulations impose an obligation on an Owner to maintain the Pool or Spa Safety Barrier which includes making sure that the barrier is free of any climb points which may allow a young child to gain access into the pool or spa area. Trees and shrubs located within the prescribed non climb zones which provide a 10 mm foot or finger hold need to be constantly trimmed or monitored.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Pool or spa barrier gates are a critical component of the pool or spa safety barrier which require periodic maintenance to ensure that the pool barrier gate latching device  is working correctly and that the gate closes from any position in is arc of swing including from resting on the latch position.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Pool or spa barrier gates must not be left in the open position and must remain in the closed position unless when in use.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Periodic inspection of the pool or spa barrier fence is required to ensure that fence panels are secured at post connections.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
